Creating a landing page to “generate leads” (contact landlords) wasn't something I envisioned. The insights I gathered while searching for a home led me to find a solution through design.

At the moment of arriving to Newquay, Cornwall, I never had imagined that finding a place to live would be almost impossible, or like playing the lottery.
During the pandemic, a perfect storm of challenges including the increase of short-term rentals and the widespread financial hardship, created a serious housing crisis in Cornwall.
With thousands of properties advertised on vacation rental sites like Airbnb and VRBO, booking a holiday in the region had become simpler than securing long-term housing.
Regrettably, local families had in some cases lost their homes or teetered on the brink of homelessness after landlords terminated leases, leaving them without alternate housing options.

In the process of looking for a home I realised that using the traditional methods could take me weeks or even months to find a place to live.

Discover
I started looking for rooms on websites like Spareroom, Rightmove and Openrent before I travelled to Cornwall. At first, the number of options I found was no more than 20 listings. And when I narrowed down the options based on budget or landlord preferences, the list was reduced to 4 or 5 options.
I quickly ran out of options. When I looked on the local Facebook group, I understood the challenge a little better. There were dozens of people desperately looking for a place to live.

Low housing supply and high demand from people looking for housing
I'm not going to lie, going to try your luck in a context like this was pretty extreme. The outlook wasn't very promising, but I thought I could find something in person, or even by talking to locals. Plus, you always need to view the place you will live and get an idea of who you're going to deal with.
Very soon my optimism would begin to diminish. Apart of looking online, I asked in hostels, pubs and stores. I looked for bulletin boards, checked local newspapers and even asked local people in the street.
It seemed that there weren’t any options, and the scarce ones that appeared got quickly saturated with requests.

In this part of the process, I had the opportunity to experience first-hand the dynamics of new properties being posted. I learned about people like me who are looking for a place to live and about landlords who are trying to find the right tenant as quickly as possible.

Key insights
By the fourth day, I felt like I had run out of options. It didn't matter if I continued searching. Reflecting on the situation and everything I learned in the process, my conclusions were:
High demand of requests can be a pain
The high number of people looking for a place to live might be overwhelming for landlords. One room listing meant dozens and dozens of messages for them.
Landlords initially only accept a small number of requests
They set up an appointment to view the house with the first few people who contact them and then make a decision. If none of the people seem suitable, they continue to follow up with previous requests.
Finding the right tenant can be pain
Landlords find it difficult to know if they are choosing the right tenant. For this reason, they arrange viewings not only to show their properties, but also to meet the tenant and get a first impression.
Online presence matters
In the Facebook group, some landlords engaged more with people's responses if they provided a good impression (profile photo, written request, etc.)

I came to the conclusion:
when landlords know that are going to have a room available and start looking for potential candidates, if they could find a tenant they can trust without having to post a listing online, that could be a win for them.
Spareroom or Facebook are just merely contact channels which aren’t enough to build trust.
With so many people looking for a room, landlords don’t want to deal with high volume of requests.

Define
The idea
I wondered if there might be a way to skip the queue and not rely solely on luck. Since I already had a domain and a website, I had the idea to use it to introduce myself and stand out.The key here was to figure out how to make a good first impression before the landlords met me.
I was running out of time, so my goals were to:
get the website up and running that same day at night
post it to the local Facebook group
get users to contact me directly on WhatsApp

The user
In this case, the target users were mainly landlords, although I also thought there might be other people looking for housemates.
Since my plan was to share the link on Facebook, I figured that in this case my target users would mainly be on their phones. For this reason, the design had to be effective on small screens as well.

Make
Structure
For the design, I thought that following the sales funnel model would help me to organise the information from discovery to “conversion”. Conversion in this context would mean users contacting me directly on Whatsapp.

Inspiration
I looked for some examples of websites that applied the funnel model to get some inspiration on how to “tell the story” in a way that made sense. I also learned different patterns for displaying content, such as pricing cards, which I later used as “budget options.”

In order to create the landing page quickly, I relied on a plugin for Wordpress called Elementor. This plugin offers a set of components that can be used to create websites, which works almost like a design system. Understanding the capabilities of the current Elementor building blocks helped me structure the content and UI in a way that could be efficient to create.
Using Figma, I defined the different sections of the web page. It would contain:
A “hero section” to quickly make a good first impression.
An “intro” section, to talk about who I am
A “features” or “attributes” section where I could explain the reasons why they should consider me.
An “offer” section, where they could see my budget options
A “reviews” section, where they could see what other people said about me
And an “FAQ” section, from questions I collected in previous chats with owners
The web page wouldn’t contain a header or footer, as my only intention was the ‘funnel’

Elementor has some limitations for customizing the UI and it takes more effort to figure out how to make something more custom (and not always with the best results). For this reason, I stuck to the basic building blocks and layouts available to avoid wasting time on details.

The final design
Following the structure defined above, I started building the website from top to bottom and writing the content.
In the hero section, I used a fun image to generate an instant connection. I wanted visitors to read the content section by section until they decided to contact me.

One of the key sections of the web page was the reviews section, where I gathered some reviews from previous experiences at accommodations. I figured that if the landlords read my reviews, it would be a good way to build trust.

Finally, I added the “CONTACT ME NOW” action, with a direct link to my WhatsApp. When visitors tapped the button, the chat would open to contact me directly, so it could be effortless for them.

Test
The outcome
As planned, that same afternoon I published the landing page and shared it on the Facebook group. The next day, in the morning, when I looked at my phone, I found messages from some owners.
I received 3 messages on WhatsApp to arrange viewings within 24 hours.
One of those messages turned out to be from my future landlord.
I got a place to live 2 days after posting it.

Conclusions
Experiencing first-hand the challenge of moving to Newquay made me realise an opportunity that I would not have been able to see otherwise. The initial difficulties worked as a research phase that helped me gather the knowledge necessary to experiment with a "product" that ended up delivering a good result.
In terms of interface, due to time constraints and the components available in Elementor, it was not the best. The important thing was that as an experiment it served its purpose.
On the other hand, Wordpress and Elementor updates constantly broke my website, which generated problems that were not worth fixing. For this reason, after creating my new website, I quickly decided to recreate it by applying some improvements to the copy and UI.
To do so, I used Figma and Framer and it took me half a day. Now the final result can be seen here.
